Design-Build Process

Six steps from first call to final walkthrough.

Most Maryland remodels split between three companies: a designer, a contractor, and someone to coordinate. We handle all three. One contract. One signature on the warranty.

  1. 01

    Free in-home consultation

60–90 minutes. No fee. No pressure.

We come to you, walk the space, listen to how you live, and rough-bracket the scope. By the end of the visit you know roughly what your project will cost and how long it will take.

  2. 02

    Design + material selection

3D renderings, samples in-hand, finish board.

You see the bathroom or kitchen rendered in 3D before a single tile is ordered. We bring physical samples to your home: tile, paint chips, cabinet doors, hardware, fixtures. Every choice on the table — yours or ours.

  3. 03

    Fixed-price agreement

    Line-item itemization. Real schedule. Signed.

You get a single fixed-price contract. Every line item, every fixture, every brand spelled out. Payment schedule tied to milestones, not arbitrary dates. Change-order policy in writing.

  4. 04

    Permits + lead times

We file with your county. Materials ordered.

We pull every permit your project requires (Montgomery, Howard, Anne Arundel, Baltimore County, Frederick, Prince George's — same week filing). Cabinets, tile, fixtures all ordered before demo so the home is offline less time.

  5. 05

    Build

One foreman. Daily updates. Floor protection.

One foreman is on site every day, your single point of contact. ZipWall containment, RamBoard floor protection, end-of-day clean-up. Photo updates each evening so you know exactly where we are.

  6. 06

    Quality walk + 5-year warranty

    Punch list. Inspection. Signed warranty.

You walk every surface with us. Anything you flag, we fix before final invoice. County inspection passes. Signed 5-year workmanship warranty plus all manufacturer warranties handed over in a project binder.
